As a seller’s agent in California, my job is to represent the interests of the property seller throughout the real estate transaction process. The following are some key tasks that I am responsible for.
- Market Analysis: I provide the seller with a comprehensive analysis of the current real estate market in their area. This includes evaluating recent comparable property sales (comps) to determine an appropriate listing price for the property. I will also provide my seller with a sheet with a full breakdown of costs that they will pay, as well as the net proceeds that you’ll make after your mortgage is paid off and your closing costs are paid.
- Property Preparation: I may offer suggestions for staging, repairs, and improvements that could enhance the property’s appeal to potential buyers and potentially increase its value.
- Listing the Property: I will list the property on the Multiple Listing Service (MLS) and other relevant platforms to ensure maximum exposure to potential buyers and other agents.
- Marketing and Promotion: I will develop a marketing strategy to showcase the property’s features and attract potential buyers. This will include professional photography, virtual tours, online listings, open houses, and more.
- Negotiation: I will negotiate with potential buyers and their agents on behalf of the seller. I will secure the best possible terms for the seller, including the sale price, contingencies, and other terms of the purchase agreement.
- Screening Buyers: I will screen potential buyers to ensure they are qualified and serious about purchasing the property. This helps to avoid wasting time on buyers who may not be genuinely interested or financially able to proceed.
- Documentation and Paperwork: As part of the transaction process, I will handle various legal documents and paperwork required for the sale. This includes drafting and reviewing contracts, disclosure forms, and other relevant documents.
- Coordination: I will coordinate various aspects of the transaction, including inspections, appraisals, and other contingencies. This involves working closely with the buyer’s agent, the escrow company, and other professionals involved in the transaction.
- Communication: I will keep the seller informed about the progress of the transaction, including any offers received, feedback from showings, and important milestones.
- Closing: I will help facilitate a smooth closing process, ensuring that all necessary documents are properly executed, and the transaction is completed in accordance with the agreed-upon terms.
- Legal and Ethical Responsibilities: I must uphold ethical standards and adhere to legal requirements in all your interactions and transactions. This includes providing accurate and honest information to all parties involved.
An important point to mention with my sellers is that I work for you. My job is to assist you in reaching your goals. Remember, our commission is also negotiable. My commissions often change, they vary from situation to situation. Also, shop around for a listing agent. Some work better then others depending on the personalities of the agent and the client. Ask about their recents sales and how they went. This is an important decision for you, it’s important to feel comfortable with it!
